Background

The Bihai Jihao Garden project, developed by Shenzhen Jin Xinming Group Ltd., is located east of the Cuigubao Road and Baogui Road intersection in Xixiang Street, Qianhai Cooperation Zone. Spanning 41,607.84 square meters of residential land, the overall project plans for 480 bicycle parking spaces alongside 732 motor vehicle spots. Phase 1, under the amended permit (Construction Planning License No. 4403002025GG0050571), includes 56,923.56 square meters of above-ground floor area for residential units, commercial space, a kindergarten, community facilities, and notably 311 ground bicycle parking spaces (with 96 e-bike charging points) and 897 underground car spots (270 with charging).

The revisions primarily adjust non-countable floor areas, such as increasing elevated leisure spaces, covered walkways, and underground equipment rooms, alongside layout tweaks like north-side entrance modifications, added garage ramp covers, and landscape adjustments (e.g., removing an outdoor pool). These changes do not alter core density metrics like floor area ratio (≤2.2) or building height (≤90m), ensuring compliance with aviation limits.
